The purpose of this service is to assist property owners who want a professional advisor for guidance, document verification, and negotiation support during the sale of their property.
This service is dedicated to independent consulting, seller guidance, and the protection of both sellers and their properties.

I offer three cooperation models tailored to your needs:
1. Quick Telephone Consultations
I provide quick telephone consultations, so feel free to schedule a call. During the agreed appointment, you can ask me any questions related to your property sale plans and what you should pay particular attention to.
Who is this for? Sellers who are just starting the selling process, have legal or other questions about the sale, need advice on negotiating with agencies or buyers, or want to understand everything they should consider during the sale.
However, if you also need a review of your property's legal status, guidance on potential issues, and advice on what questions must be resolved before selling, I recommend choosing Model No. 2 – the "Clean Papers" Document Review Package.
Price: This quick telephone consultation service is free of charge for sellers.
2. Document Review – "Clean Papers" Package
Who is this for? You want to sell your property independently, but you are an honest seller. You have no interest in operating in a grey area, and you are concerned about accepting a deposit because you want to avoid the risk of having to return double the deposit if issues arise later.
You want the buyer to be satisfied, to complete a successful transaction for both parties, and to avoid potential legal disputes and attorney fees.
This package includes a thorough review of the title deed, examination of encumbrances and liens, verification of active legal notices and registrations, review of building permits and occupancy permits, as well as a professional risk assessment with recommendations for resolving identified issues.
I carefully examine title documents, encumbrances, active registrations, building permits, and occupancy permits before you accept a single euro in deposit money.
You receive a fixed-price review of your property's complete documentation, along with a written professional opinion and risk analysis.
If we agree on a site visit, you may also receive an assessment of the property's visual presentation together with recommendations for improvement.
Document reviews are available within the City of Zagreb and Zagreb County.
Price: €190 per property (document review only, no site visit).
Price: €250 per property (including a site visit).
To ensure complete transparency, payment must be visible in our account on the day of the scheduled appointment for issuing the professional opinion.
3. Full Seller Representation – From Finding a Buyer to Handing Over the Keys
Who is this for? You want me to handle the entire process for you—from advertising in Croatia and abroad, finding verified buyers, screening candidates according to their requirements, preferred locations, and available budgets, to negotiating the price, reviewing sales documentation, and ensuring all contractual elements are properly handled.
For this model, we sign a representation agreement (agency contract) before work begins. The service is charged only upon successful completion of the transaction: upon signing the Preliminary Agreement if the buyer is purchasing through a bank loan, or upon signing the Final Purchase Agreement if the buyer is purchasing with their own funds.
Price Negotiation: I use my extensive market experience to negotiate with buyers and other agencies on your behalf and to achieve a realistic selling price aligned with market conditions and, where possible, the buyer's budget.
I provide full support from the first day of marketing and buyer search, through the preliminary agreement stage, all the way to the final contract and registration of the buyer's ownership in the Land Registry.
Fees and Conditions: For this model, a representation agreement is signed before work begins. The service fee becomes payable only after a successful sale.
The fee is 1% upon signing the Preliminary Agreement and 1% upon signing the Final Purchase Agreement if the buyer is financing through a bank loan, or a total of 2% of the achieved sale price if the buyer is purchasing with their own funds.
This represents our standard fair commission for services rendered.
As long as we are not registered in the VAT system, VAT is not added to the above percentages.
The service is currently available in Zagreb and Zagreb County. However, we are in discussions to expand into Primorje-Gorski Kotar County, from where we have received numerous inquiries.
