The package includes an in-depth verification of:

as well as a professional assessment of potential risks.

I carefully review ownership documents, liens, active notes, building permits, and occupancy permits before you pay even one euro of a deposit.

This is a fixed-price verification of complete property documentation for a property you have found yourself, including a written professional opinion and risk analysis.

The analysis is available for properties located in Zagreb and Zagreb County.

Price:

• €190 per property (without a site visit)
• €250 per property (with a site visit)

3. Complete Buyer Representation – From Property Search to the Keys

Who is this intended for?
You want me to handle the entire process for you — from searching for listings, filtering the market, negotiating the price reduction, reviewing contracts, and transferring utility services into your name.

Important note:
For this cooperation model, we sign a Buyer Representation Agreement (Agency Agreement) before starting the work.

The service fee is charged only after a successful completion of the purchase process:

• at the signing of the Preliminary Purchase Agreement if you are buying with a bank loan, or
• at the signing of the Purchase Agreement if you are buying with your own funds.

 

Price Negotiation:
I use my many years of experience in the real estate market to negotiate with sellers or other agencies on your behalf and help reduce the property price to a realistic level that fits your budget, whenever possible.

Market Filtering:
You tell me what you are looking for, and I search property listings on your behalf, finding only verified, legally clear, and safe properties.

My service includes support from the first day of your search, through the preliminary agreement, all the way to signing the final purchase agreement and registering ownership in the land registry — with a fair commission for the work completed.
